Denn die Bewilligungen für neue Wohngebäude sind auf einem Tiefstand, an dem auch die leichte Erholung im letzten Jahr nicht viel ändert. Und das, während es eigentlich eine Angebotskrise gibt und die Preise stark steigen - wir also dringend mehr Wohnungen bräuchten.
Doch man muss sich nicht wundern, denn die Politik setzt alles daran, Bauen und Vermieten so unattraktiv wie möglich zu machen. Immer neue Eingriffe in den Wohnungsmarkt, zuletzt etwa mit der Mietpreisbremse, und zahllose Regulierungen am Bau machen Wohnimmobilien schlicht zu einem schlechten Investment. Weil die regulierungswütige Politik auch jederzeit noch gröbere Eingriffe beschließen könnte, fehlt außerdem das Vertrauen, Projekte zu starten, die sich erst nach vielen Jahren bezahlt machen - etwa große Wohnanlagen.
Also wird weniger gebaut, das Angebot wächst nicht mit der Nachfrage mit und die Preise steigen. Für Ökonomen ist nichts davon überraschend - weshalb wir auch dringend Liberalisierungen am Wohnungsmarkt fordern.
